March Real Estate Numbers are posted and show inventories remain mostly steady and up only slightly in some areas, while sales have increased overall. Eldorado and Las Campanas lead the way, where March sales in both areas equal January and February combined. Average sold price per square foot continues to decline as does sold price as a percentage of list price.

April numbers are posted and show continued steady and slightly increasing activity in most areas, with inventories up only a little.

May numbers are posted and continue to show slightly increasing activity over April.  In the City, average residential sold price per square foot is down a little while average sale price as a percentage of list price is up a little.  In the County, average residential sold price per square foot is up a little as is average sale price as a percentage of list price.  Home inventory is up in the City though so are pending contracts on homes.  In the County inventory is up even more however pending contracts are up dramatically.  Eldorado continues to be the strongest part of the Santa Fe market in sales and pending contracts.  Typcially strong parts of our market, the Historic Eastside and Tesque are off markedly this year.  Also down signigicantly are the Highway 285 South corridor and the Southeast foothills off the Old Santa Fe Trail.
