Turnkey Santa Fe Compound With Three Houses From the Early 1900s

The property in the heart of the historic part of the New Mexico capital is now being used as a boutique hotel and gourmet inn.

Price: $4.2 million

This compound of three houses from the early 1900s is in the heart of historic Santa Fe, very near the state of New Mexico’s capitol building.

It is currently operated as Casa Culinaria – The Gourmet Inn, a boutique hotel that has won numerous travel awards, including Tripadvisor’s 2020 Travelers Choice winner (top 10% of hotels worldwide), according to listing agent Darlene Streit.

Both of the owners are French, she said, and one of them is a trained Cordon Bleu chef.

“All of the rooms are decorated differently with beautiful textiles and fabrics and special decorative items that they bought in their travels around the world,” Ms. Streit said.

The property on Don Gaspar Avenue, which is being offered fully furnished, was already a hotel when they bought it three or four years ago, she said. “They really took it to another level.”

“I think it will probably continue as a hotel,” she said. “It would be a great adventure for someone coming to Santa Fe.”

But the three separately deeded buildings could be easily converted to homes or offices if someone was interested in that use, she said.

Most of the rooms have separate entrances, so people can come and go as they please, she said.

Each of the historic homes was built according to different periods and architectural styles that are representative of Santa Fe: Arts and Crafts, Pueblo Revival and Territorial, Ms. Streit said. “It’s really interesting to have the three styles right together.”

Further architectural details include wood, brick and tile floors throughout; ornate light fixtures and chandeliers; built-in bookshelves; and stained-glass windows.

The middle building of the three homes holds the common areas, which include a living room, a dining room spacious enough to seat 14, and a large modern commercial kitchen with stainless steel surfaces and high-end appliances.

The three properties could also be broken up, Ms. Streit said. “What’s beautiful about it is that you could downsize it. It has that flexibility.”

Stats

The houses have 8,162 square feet of interior space, with 12 bedrooms, 12 full bathrooms and two partial bathrooms. They sit on a 0.48-acre lot.

Amenities

Along with the furnishings, amenities include 10 fireplaces, off-street parking for 14 cars, mature landscaping, a pergola, brick walkways, and outdoor areas for lounging and dining.

All three buildings have “beautiful gardens and old-fashioned front porches,” Ms. Streit said.

Further, they all have storage underneath, she said. “It’s very unusual to find basements in Santa Fe.”

Neighborhood Notes

The compound is a “couple of blocks” from the state capitol building and part of the city’s South Capitol neighborhood—a “very desirable area,” Ms. Streit said.

A boutique shopping area is “really close and all of the great restaurants are nearby,” she said. It’s also near Canyon Road, which is known for its art galleries.
